Underpayment Penalty
A fee or penalty for not paying enough estimated tax and withholding.

Underwriting
The process whereby a lender determines whether to lend on a property, based on the value of the property, level of financing and equity, and borrower's borrowing ability.

Unearned Income
Income earned indirectly. For example: Income earned as interest and dividends rather than active income such as salaries and wages.

Unrecorded Deed
A document transferring title but has not yet been recorded with the county recorder.

Up-Front Costs
Costs that must be paid at the beginning of a transaction.

Upgrades
Options allowing a buyer to improve newly built or remodeled homes to include higher quality parts.

Upzoning
Extremely controversial method of changing zoning areas. Changes to zoning are usually made to allow greater density and perhaps even allow residential living in previously industrially or commercially zoned areas.
