Debit Card
A card linked to a customer's bank account. Often a Visa or Mastercard it is issued upon request by a bank upon opening a checking or savings account for the customer.

Debt
Money an individual owes to another individal or group that initially lent funds.

Debt Consolidation
The act of replacing multiple loans with one loan oftentimes resulting in lower monthly payments and less hassle for the borrower.

Debt-to-Income Ratio (DTI)
(aka back-end ratio or DTI) Please refer to back-end ratio for definition.

Debt Service
The amount of cash needed to pay a mortgage payment.

Deed
A document providing title of a property.

Deed Restriction
A clause in a deed that restricts the use of land or property.

Deed of Trust
A legal agreement allowing a lender to begin foreclosure steps in the case of non-repayment.

Deficiency Judgment
Personal claim from a debtor after the sale of a foreclosed property does not result in enough funds to pay off all existing debts.

Dependent
A person who relies on someone else. This term is most often used when referring to a child and a parent.

Depreciation
A calculation of the gradual monetary loss of value of a building or property--usually used in accounting calculations for investment properties. The schedule of depreciation can be written off come tax time; how much depends on the age of the property and parts.

Disclosed Dual Agency
Fully informing both parties of a dual agency relationship.

Disclosure
Documents required to be given to an individual in order to inform him or her of their rights and other terms. Real estate disclosures refer to informing the potential buyer of any problems or conditions of a property before purchase. Loan disclosures refer to informing the borrower of their rights and loan terms.

Discount Point
The amount of money a borrower pays a lender to decrease the interest rate on the mortgage obtained.

Discount Rate
The interest rate at which financial institutions or banks may borrow money from the Federal reserve in order to cover any financial deficiencies at the time.

Distressed Property
A property in poor condition.

Divorce Decree
A document issued by the court dissolving a marriage.

Docs
An abbreviation for mortgage loan documents.

Dower
The rights of a widow or child to a portion of the passed husband's or father's properties and assets, respectively.

Down Payment
An initial apyment on a purchase of property. In residential properties (1-4 unit homes or properties) 0% down payments are not uncommon. In multi-unit and commercial properties (5+ units, office buildings, apartment complexes, etc.) down payments of a minimum of 25% are genrally required.

Dragnet Clause
A provision in mortgage documents that ties several properties to a loan as collateral, further securing the loan.

Dual Agency
When a real estate agent acts as the agent or broker representing both buyer and seller in the same transaction.

Due-on-Sale Clause
A condition of a loan requiring a loan's complete repayment when the house or property is sold.

Duplex
One building with two living units.
